McBains was appointed as architect and design lead for a feasibility study to reimagine Trinity Parade in Hounslow, including options testing, purpose-built shared living (PBSL) typology development and town centre/context analysis.
Trinity Parade is situated on the main High Street of Hounslow, with a Public Transport Accessibility Level (PTAL) score of 6a. At the time of our appointment, the building provided a retail offering, comprising 6 units, across the ground floor, and vacant accommodation on the first and second storeys, which had previously been used as offices.

Our design sought to repurpose the underutilised town centre building by developing the site to provide high quality purpose-built shared living (PBSL) accommodation for single and couple households, whilst retaining the retail units on the ground floor.
The brief included retention of the established three storey retail rhythm to Trinity Parade while adding sensitively set back residential storeys behind, in line with pre-application guidance on height and massing.
The proposals aim to diversify local housing choice with 67 managed studios (standard, luxury and accessible) and substantial shared amenity, while rationalising obsolete office space that is only accessible from a rear service yard.
Three massing options (courtyard, hexagon and T-shape) were tested. The preferred T-shape places most studios away from blank party walls and achieves approximately 13 m separation to the neighbouring office block to the northeast.
The final arrangement maintains ground plus two storeys onto the High Street, with two further residential levels set back and a fifth level element to the rear, keeping the historic Holy Trinity Church as the dominant townscape marker.
The PBSL component delivers 67 studio units (standard, luxury and accessible) with private bathrooms and access to a generous suite of shared facilities at first floor and on terraces/roof gardens.
The existing undercroft / basement is reconfigured to provide dedicated residential bin and cycle stores, rationalised commercial back-of-house and potential plant space, while retaining 9 parking spaces.
