Harlow Council’s Perry Road scheme comprises the redevelopment of the former Lister Medical Centre site in the heart of Staple Tye - one of the seven, original neighbourhoods of Gibberd's Harlow New Town masterplan – to provide a mix of social housing and commercial space.
The Perry Road project forms part of Harlow Council’s land and garages redevelopment programme, for which McBains is providing multi-disciplinary services. The programme focuses on the regeneration of redundant garages, brownfield land and open development sites around the district to provide much-needed affordable housing for local people, alongside strategic commercial space to enhance local amenities and employment opportunities.
The regeneration of the Perry Road site will deliver a 3,070 square metre, five-storey building providing 24 social housing units, each with a private balcony area, on the upper floors; together with flexible, commercial space on the ground floor; a new landscaped plaza and shared amenity and play space.
Our team of experts has delivered a full multi-disciplinary service to Harlow Council; encompassing concept design, design audit reports, stakeholder / community engagement, planning consultation, flexible solutions, value engineering, design and delivery for all stages up to planning.
The scheme has been designed to be exemplary in respect of energy performance; utilising principles of Passivhaus design such as a fabric first approach and centralised heat pumps to reduce running costs. Our sustainability approach for Perry Road has led to Harlow Council instructing a general upgrade for all developments in their portfolio to achieve enhanced energy and sustainability standards.
Our approved scheme will provide high quality, energy-efficient homes for local families and supports the council's wider agenda to regenerate the Staple Tye neighbourhood.
The strategic position of the site allows for excellent connectivity to immediate amenities and the rest of Harlow, enabling future residents to embrace sustainable transport methods and readily access the location's adjacent green spaces.
Providing an important gateway building to the Staple Tye area, our design has been informed by the character of the neighbourhood; with angular parapet roof forms, buff brickwork and vertical metal cladding.
