The Yorkes development brings a vacant plot of land back into residential use in the Tye Green area of Harlow to deliver a ‘later living’ development of six one-storey bungalows.
Forming part of Harlow Council’s land and garages redevelopment programme, which focuses on the regeneration of redundant garages, brownfield land and open development sites around the district to provide much-needed affordable housing, The Yorkes scheme is set to deliver six single-storey, wheelchair-accessible bungalows for people aged over 55 years old.
Designed to be fully accessible, including the potential for assisted living, the bungalows are intended to provide homes to people with more advanced age that may present physical difficulties and assistance requirements from carers and/or family members.
The properties support carbon emission reductions through solar panels and electric vehicle charging points and will be constructed using modern methods of construction and applying Passivhaus principals.
The Yorkes design provides a new social housing scheme with low operational costs that will benefit residents directly from the offset.
The bungalows’ floor plan considers the means of access and easy circulation as its first priority, in order to provide internal spaces that, not only comply with the accessibility requirements, but also provide flexibility and quality.
Amenity is included at the rear of each unit, with a garden scheme that priorities ease of maintenance and accessibility, with a landscape design to the front to enhance shared green spaces and house frontages.
The chosen palette of materials references the use of the varying brick colours of surrounding terraced houses, with external finishes presented in varying tones to make space identification more evident and safer for the residents. The elevation treatment is further broken up through the use of timber cladding to the front elevation, with timber cladding installed by the entrances to give them a warmer and welcoming feel.
PassivHaus principals have been applied, with a target of achieving Net Zero carbon in use. The bungalows will be fitted with photovoltaic panels that will provide energy offset and improved overall building performance.
