A mixed-use, residential-led development comprising 150 dwellings and 2,165sqft of commercial space on the site of a former cooperative supermarket in Corby.
The 2-acre site features a cooperative food store that has been vacant since 2016 and which will be demolished to make way for the development.
Our masterplan comprises three blocks, with a prominent building along the main frontage which rises to six storeys at the site corner and steps down to three storeys at each end. A second, four-storey block follows the main block, creating a gateway entrance to the site, whilst a third four-storey building is located in front of the gateway and again steps down to three storeys at one end. This third block also divides the internal courtyard into two different areas that both provide parking, amenities and green areas.
The scheme delivers a total of 150 dwellings, including 73 one-bedroom apartments, 76 two-bedroom apartments and one three-bedroom apartment. The main, six-storey block features 94 dwellings, together with a commercial unit at ground level, whilst the second and third blocks contain 31 and 25 apartments respectively.
The design style is based on the principles of contemporary architecture which emphasises proportion and repetition with minimal detailing. Vertical emphasis is created by dividing the façade with a colonnade projection up to roof level. Massing is divided with the use of two different types of brick, whilst limited fenestration types create clear and coherent elevations.
The palette of materials is designed to enhance the contrast between the different masses in the building, with the variation in tones of bricks on the façade recesses creating an increased sense of depth and contrast in the elevation. The limited palette achieves a simple yet sophisticated appearance that provides durability and character at the same time.
The roof will be utilised to allow for onsite renewable electricity generation, provided in the form of photo voltaic panels, which will feed into the landlord’s supply and/or be exported to the grid. High-efficiency air source heat pump compounds, supplemented by the PV panels, will also be installed and will reduce emissions while at the same time avoiding fuel poverty for the residents.
Within the central open space, a lawn will be contoured to form a series a level plateaus for informal seating and play for residents. Accessible paths will offer circulation and movement across the space, whilst islands of feature paving and contemporary seating will provide opportunities for rest and social interaction.
The scheme secured planning approval in December 2024.
