We were appointed by Bellway to develop reserved matter applications for the development of various parcels of Phase 1 and 2 at Kingsmere in Bicester for a total of 453 dwellings.
Once complete, Kingsmere Phase 1 will feature up to 1,730 residential units, with a mixed-use local centre, healthcare, education facilities and associated public open spaces. Kingsmere Phase 2, which received outline planning permission by Cherwell Borough Council in May 2017, will provide a further 709 dwellings.
The masterplan was developed by working closely with the Planning Authority, through a series of pre-planning consultations. Our proposals responded to the design principles set out within the Design Code, providing residential units ranging from one-bedroom flats to five-bedroom detached properties including both market and affordable tenures.
Variations in the building, roof line and orientation have been considered within the parcels. The developments have been designed with a mix of frontages: a primary characterised by mainly continuous building form, a less enclosed secondary frontage and an informal character area with irregular edges. Key and marker buildings add legibility to the development by being visually distinctive from the surrounding.
Generally, the site is designed to have a traditional presentation with bricks as the predominant material with occasional render and stone identifying key buildings.
