Formerly home to a two-storey building that was originally used as a garage showroom and service centre and later as a water bottling operation, the site had remained vacant for several years and as a result had fallen into a state of disrepair.

The abandoned building was demolished and the site cleared to accommodate the construction of a new, three-storey building with a c. 370sqm retail unit on the ground floor and ten flats on the first and second floors above.

The mix of 7 one-bedroom and 3 two-bedroom apartments benefit from amenity space in the form of communal areas and private balconies.

The scheme provides parking for both retail users and residential, including residential visitors.

McBains supported the developer by advising on the practicalities and managing the additional works involved in the creation of mezzanines in the one-bedroom units in what would have been under-utilitsed loft spaces within the second floor eaves. 

The mezzanines created additional floor space which could be used as a home office or snug for the new owners which maximised their sale values.
