The sustainable retrofit of One Exchange Square consists of a deep refurbishment including horizontal and vertical extensions to provide 430,000 square feet of Grade A office accommodation and 11,000 square feet of retail space, alongside public realm improvements to Bishopsgate & Exchange Arcade. 

By retaining 90% of the existing structure, the re-design of the 1980s, post-modern office building is set to deliver 50% lower embodied carbon than a typical new-build of comparable size.

The 100% electric building will benefit from air source heat pumps and is designed to be net zero carbon in operation, using intelligent façade design and mechanical services, twinned with building management systems to manage operational energy use. The scheme is targeting BREEAM Outstanding, WELL Platinum and NABERS 5* certifications.

The project presented numerous technical challenges including its proximity to Liverpool Street Station and London Underground tubes tunnels, that run directly under the building. As a result, the new superstructure had to be supported from the existing frame and foundations. 

McBains undertook initial due diligence to advise the lender on technical and commercial risks associated with design options and are monitoring the development until its completion.
