McBains was appointed to provide multi-disciplinary services for the refurbishment and fit-out of part of the 4th floor of Riverside House in central London for National Savings & Investment.

The site, at 2A Southwark Bridge Road, is located next to the Shakespeare’s Globe Theatre on the Southbank and overlooks the Thames next to Southwark Bridge.

Part of the Government Property Agency’s ‘Leaner, Greener, Better’ initiative, the project sought to relocate the NS&I team, from their existing premises in Whitehall, to provide an improved workspace and to reduce the department’s footprint and operating costs.

The scope of works comprised the strip-out of existing finishes followed by full fit out to create a new vibrant workspace with flexible meetings rooms, open place office areas, a boardroom, break out spaces – including small informal areas with flexible seating and work booths for private calls - reception, kitchen and wellbeing room.

McBains took the GPA design at RIBA Stage 2 and developed Stages 3 and 4. Our design team was then novated to the appointed contractor to take the project through Stage 4 to 6. McBains also provided a client-retained team post-contract. 

As with all projects, the scheme had its unique challenges including accessibility issues due to the building’s tight access road and shared delivery bay, delays to the landlord’s approval of the Licence to Alter, and a subsequent condensed programme to meet NS&I’s vacation date for their former premises.

By undertaking a thorough review of the space’s mechanical provision, our team of experts identified that the ventilation provision did not meet the volume required for the client’s intended occupancy level and were able to propose appropriate remedial options.

Through detailed end user workshops, we were able to fully understand NS&I’s requirements and intended space utilisation. This enabled us to propose improvements to the proposed layout, whilst retaining the existing features such as chilled beams, mechanical ventilation and lighting, as adapting and relocating these primary services would not have proven cost effective.
